Dorfladen Wallertheim
Ausgangslage
Der Wettbewerb in Wallertheim zielt auf die Stärkung der lokalen Infrastruktur mit den Themen Dorfladen, Marktplatz und Ideenteil auf dem Nachbargrundstück. Das Wettbewerbsareal liegt zentral im Ortskern: nördlich grenzt der Marktplatz an, östlich wird der Bestand für den Ideenteil genutzt, und südlich führt die Neustraße als wichtige Verbindung nach Gau-Bickelheim, Wörrstadt und zur A61 vorbei.
Konzept
Das städtebauliche Konzept basiert auf dem Weiterbauen des bestehenden Ortsbildes. Die städtischen Strukturen werden aufgenommen, einschließlich Körnung, Fluchten und typischer Bildelemente wie Fachwerk im Obergeschoss. Die Fassaden zum Marktplatz bleiben geschlossen, Dach- und Fensterlinien orientieren sich an der Umgebung. Die südseitigen Gartenflächen ergänzen das Konzept entlang der Neustraße.
Der Dorfladen wird als zentrales Element des Areals positioniert, gut sichtbar vom Marktplatz und der Neustraße, barrierefrei erreichbar und direkt an die gassenartige Verbindung angebunden. Ein Multifunktionsbereich an der Neustraße ergänzt das Angebot für Passanten, inklusive Parkplätzen und Sitzbereichen im Hof unter dem Bestandsbaum.
Architektur Beschreibung
Die Obergeschosse am Marktplatz beherbergen zwei Wohneinheiten mit Außenflächen nach Süden, wobei die Wohnung im 1. Obergeschoss die Dachfläche des Dorfladens nutzen kann. Im Ideenteil werden bestehende Gebäude für Vereinsräume, Rathaussprechzimmer und Co-Working-Spaces genutzt. Parallel erstrecken sich Reparaturcafé, Atelier-Werkstatt und barrierefreier Zugang zu allen Obergeschossen. Neubauten ergänzen Veranstaltungsräume, Jugendraum und Wohnflächen. Alle Bereiche sind barrierefrei zugänglich.
Konstruktion
Die Baukonstruktion verbindet ortstypische Materialien mit moderner Holzbauweise. Sockelgeschosse bestehen aus regionalen Hochlochziegeln, Obergeschosse und Dächer aus vorgefertigten Holztafeln. Aus dem Bestand recycelte Natursteine werden für Fassadenabschnitte genutzt, wodurch das Ortsbild organisch fortgeführt wird. Auskragende Dachränder dienen als Sonnenschutz, und die Integration von PV-Anlagen sowie Regenwasserrückhaltung verbessert die Ressourceneffizienz.
Ergebnis
Die Umsetzung des Realisierungsteils belebt den Marktplatz, schafft einen zentral erreichbaren Dorfladen und eine attraktive Wegeverbindung zwischen Marktplatz und Neustraße. Nach Fertigstellung des Ideenteils entsteht ein zusammenhängendes Ensemble aus neuen und bestehenden Gebäuden – die Wallertheimer Höfe – das das Ortsbild fortführt und ergänzt.
Context
The competition in Wallertheim aimed to strengthen the local infrastructure, focusing on a village store, the marketplace, and an idea section on an adjacent lot. The site is located in the village center: to the north, it borders the marketplace; to the east, the existing building is used for the idea section; and to the south, Neustraße serves as an important connection to Gau-Bickelheim, Wörrstadt, and the A61 motorway.
Concept
The urban design concept focuses on continuing and enhancing the existing village fabric. The project adopts the existing urban structures, including plot layout, building lines, and typical visual elements such as half-timbered facades on the upper floors. The façades facing the marketplace remain “closed,” and rooflines and window openings follow the surrounding context. On the south side, garden areas extend the concept along Neustraße.
The village store is positioned as the central element of the site, directly visible from both the marketplace and Neustraße, fully barrier-free accessible, and integrated into the narrow pedestrian connection between the two streets. A multifunctional area along Neustraße enhances the local infrastructure, providing services for passersby, as well as parking and seating areas under an existing tree in the courtyard.
Architectural Description
The upper floors along the marketplace accommodate two residential units with outdoor areas facing south, while the first-floor unit can utilize the roof of the village store. In the idea section, existing buildings are preserved and adapted for community rooms, town hall consultation spaces, and co-working offices. Parallel to the village store, spaces such as a repair café, workshop, and barrier-free access to all upper floors are integrated. New constructions house an event space, youth room, caretaker apartment, and additional rental apartments. All areas are fully accessible.
Construction
The construction combines traditional local materials with modern timber construction. Ground floors are built with regional hollow bricks, while the upper floors and roofs are made from prefabricated timber panels. Natural stone elements from the existing buildings are reused in certain façade sections, maintaining the character of the village. Project-specific roof overhangs provide solar shading, and the integration of PV systems and rainwater retention ensures resource efficiency.
Outcome
The implementation of the new construction component revitalizes the marketplace, establishes a centrally accessible village store, and creates an attractive pathway between the marketplace and Neustraße. Once the idea section is realized, the ensemble will form a cohesive addition to the village, combining new and existing structures into a harmonious whole – the Wallertheim Courtyards – which continues and enhances the village’s traditional character.
